A Letter to Our Neighbors, from Longtime Riverwood Homeowner Kim Wagner

Kim Wagner, Longtime Homeowner
Kim Wagner has lived in Riverwood for nearly 30 years, and in all that time, he has never been known to sit idly by when he has a concern. He does his best to stay informed on all aspects of Riverwood as a community, and does his best to keep his neighbors informed as well.

As such, when he asked to share this letter he wrote to our neighbors, it was only logical.

Riverwood residents have good memories when it comes to lawsuit details. They remember that the Krajenta et al vs. Riverwood Farms Chancery Court decision was reversed by the State of Tennessee Appellate Court.

From Court Records below, the Tennessee Appellate Court assessed appeal costs to the Appellees as follows:

Two of the Appellees listed above failed to collect enough votes in 2022 to hold their Board positions.

Undaunted, they (Tankson and Westphal) will retry to regain their seats on November 16, 2023.

I have been getting questions about who to vote for. Vote your conscience, but keep in mind who was driving the HOA bus in 2018

2019,

2020,

2021,

and 2022 thru November.

Don’t been fooled by the familiar buzzwords.

Strategic Plan”, “Master Plan”, “Colonial Country Club”, “Waterfowl Management”, “Imagined but unsubstantiated $150/sqft Home Values” (we are averaging $124/ sqft) and still trail our own 38016 Zip Code averages), or “Debt Collection has improved from 2018 to 2022”. Debt collection has only improved since the old board was unseated in 2022!

Debt collection is an extremely costly process. (See Collection Expense on the Sep 2023 YTD Financial Statement). This current expense could have been avoided had the Westphal/Tankson collection “efforts” of 2018-2022 been successful.

They were not.

And here we are “cleaning up the mess.”

The past few years, 25% of our residents had not payed their dues by the April 30 deadlines.

Repeatedly.

That’s a clear message of disrespect to the neighborhood, and to the Board leading the HOA from 2018-2022.

This year’s best candidates are any residents other than “The Former Board or their Associates”.

And wouldn’t it make sense to NOT vote for any candidate that has recently moved to Collierville or Piperton?

The opposition ballot actually has non-resident Michael Foster (who fled Riverwood in favor of Piperton on July 27), as a preferred candidate! Non-resident candidates are allowed, but do we really have to go to the Mississippi State line to find managerial talent?
